Randy joined the Johnson Smith firm as an associate in 1989 after working as an associate in the respected firm of the late Sen. L. Marion Gressette in his hometown of St. Matthews, S.C. Randy’s practice focuses on business transactions and both residential and commercial transactions, including real estate and development, creation of business entities, financing, leasing and the acquisition and sale of businesses. He has represented clients ranging from small sole proprietorships to large publicly traded corporations and handled the acquisition, financing and development of real estate properties ranging from multimillion dollar hotels and vast multi-jurisdictional tracts of timber lands to small, build-to-suit projects for neighborhood businesses. He also has assisted business clients in drafting legislation enacted for the protection of franchisee and is a licensed agent for First American Title Insurance Company and for Chicago Title Insurance Company.
A substantial portion of Randy’s early practice with the firm was negotiating and drafting commercial leases on properties all over the Southeast for a franchisee of a major video store chain, as well as the acquisition and development of company-owned properties in many of those states. Randy also assisted the client as it acquired the stock or assets of other franchisees from northern Virginia to Oregon until finally becoming the largest franchisee in the chain. He also has been real estate counsel to several other public and private companies involved in the development of commercial real estate properties across the country, primarily in the hotel industry and in the development of retail storefronts. He assists clients in all aspects of commercial leasing, from the development of guidelines for use by the clients’ real estate departments in negotiating leases to advising clients with their problem leases. He also uses his knowledge of real estate and financing to assist the firm’s litigators with foreclosure matters, including the prosecution of foreclosure actions on behalf of our banking clients.
